Private spaces — rooms, dorms, lockers — are strictly personal. No guest enters another guest's space under any circumstance. Common areas are shared with mutual respect.
Quiet Hours+
10 PM onwards — music off, conversations low. The silence here is a feature. Don't take it from the next person.
Events & Gatherings+
Events welcome with prior intimation. External permissions for DJ, amplified music or large gatherings are the guest's responsibility. The estate does not carry liability for unpermitted events.
Visitors & Day Guests+
External visitors allowed with prior notice to D.D. Unannounced visitors are not permitted on the property.
Alcohol & Smoking+
Alcohol welcome — without social nuisance to other guests, staff or the neighbourhood. Smoking permitted outdoors only. Not in any indoor space.
Pool Rules+
Adults only without supervision. No glass near the pool. Prior notice required for pool readiness — let us know when booking.
Pets+
Welcome. Leashed in all common areas. Not permitted in the pool zone.
Staff & Team+
The in-house team is here to serve — not to be directed beyond their role. Treat them with the same respect you'd expect yourself.
Farm & Nature+
The farmland and grounds are living spaces — not a party backdrop. Treat them accordingly. No damage to crops, trees or wildlife.
Check-in & Check-out+
Check-in 1:00 PM · Check-out 11:00 AM sharp. Late check-out with prior approval only. Early check-in subject to availability — ask D.D.
Cancellation & Refund+
Cancellations more than 7 days before check-in — full refund. Within 7 days — 50% refund. Within 48 hours — no refund. Direct bookings follow this policy. Platform bookings follow the respective platform's policy.
Security Deposit+
A refundable security deposit is collected at check-in. Returned in full within 48 hours of check-out, subject to no damage or policy violations.
Power & WiFi+
Inverter backup available for essential power during outages. WiFi available on the estate. Rural connectivity — speeds are functional, not city-fast. Come to disconnect.
Photography & Content+
Personal photography and reels welcome. Commercial shoots, drone usage, or large-scale content productions require prior written permission from D.D.
Monsoon & Road Access+
The Pune–Solapur Highway is accessible year-round. Heavy monsoon may occasionally affect the last 5 km stretch. Check with D.D. before travelling in peak rain. Regular cars manage it fine in normal conditions.
Damage Policy+
Accidental damage happens — please report it to the team immediately. Intentional damage or negligence will be charged against the security deposit. We keep it fair and transparent.
Children & Infants+
Children welcome. Parents are responsible for supervision at all times — especially near the pool, tree houses, and the edgeless gallery. Please note these are not childproofed spaces.
Emergency & Support+
D.D. and the full team are available on-call at all times. Nearest hospital is in Baramati, 30 mins away. A basic first-aid kit is available on the property at all times.
Waste & Sustainability+
Sort and dispose responsibly. The estate sits inside a natural ecosystem — treat it as such. Dustbins are marked. The team will guide you.
Construction on Site+
This is a live 7-acre site — something is always being built. Work is scheduled to avoid peak rest hours. If noise is an issue at any point, tell the team immediately and we'll sort it.
